Since October 2008 all commercial and domestic premises, when offered for sale or for rent,require (by law) an EPC. Shropshire Energy Assessment has 18 months experience providing EPC's to local estate agents, solicitors and landlords.
We provide both domestic and commercial energy assessments, our assessors are fully BRE approved and provide a professional and courteous service, resulting in a credible energy report.
What an inspection involves . . .
The inspection will be non-intrusive.
That is to say that there will be no activity which will involve the disturbance of the fabric of your home.
For example no drilling or removal of fixed panels will take place.)
The assessment will involve the following:
- A visual inspection of the outside of the property
- A visual inspection of each room within the property
- Photographs may also be taken to record key features for reference.
- Measurements will be taken internally and/or externally
- A visual inspection of the loft space, insulation and other constructional features (if accessible).
- An assessment of the basement or cellar if one is present.
- An assessment of adjoining corridors or stairwells in flats.
- A visual inspection of any garages, outhouses or utility areas that require assessment of energy associated features such as gas or electric installations etc.
- Access will be required to mains or bottled gas, electric meters, fuel or oil supplies.
- Inspection of boilers, hot water cylinders ( airing cupboard) , controls and central heating systems.
- A visual check of the lighting within the home.
- An assessment of the glazing fitted in each room (double or single glazing)
- Wall thicknesses will be measured by opening windows or doors in various rooms.
- A record of heating appliances, programmers and controls used to heat the home.
- The loft space may be accessed to determine the thickness of insulation.
- An assessment of any other energy related features such as solar panels, photovoltaic panels or renewable energy resources used in the home.
- You may be asked to fill-in a vendor / landlord questionnaire giving details about the property and details of any relevant guarantees, certificates, planning and/or building consents for any extensions, insulation, double-glazing or refurbishment works.
Many features will depend on the age or the date of installation or construction.
